Plans Submitted For 15 Homes At Portstewart Road Site In Coleraine

A planning application has been submitted for a residential development at Riverside House on Portstewart Road in Coleraine, proposing the demolition of an existing office building and its replacement with 15 new homes.
The proposal, lodged with Causeway Coast and Glens Borough Council, includes a mix of housing types: one detached property, four semi-detached houses, and 10 maisonette-style apartments.
According to the planning statement prepared by HERE Architects, the site occupies a prominent position along Portstewart Road, a key route connecting the town centre to Portstewart. The area is predominantly residential in character, with a mix of housing styles already established along the corridor.
The existing building on the site, known as Riverside House, is described as surplus to requirements and of no particular architectural merit. Its removal, the statement argues, would allow for a more appropriate use of the land within the town’s settlement boundary.
The development would be built on a brownfield site and is designed to provide a mix of housing types to meet local demand. The scheme also includes car parking, landscaping and associated access works.
Several trees on the site are protected under a Tree Preservation Order confirmed in 2023. The planning statement indicates that most of these trees would be retained, with limited removals required to facilitate access improvements and development layout.
Access to the development would be taken from the existing entrance onto Portstewart Road, which would be upgraded to meet adoptable standards. The road itself is designated as a protected route, meaning any access arrangements are subject to particular planning considerations.
The applicants state that the proposal aligns with regional planning policy by promoting housing within an existing urban area and making efficient use of previously developed land. The mix of housing types, they argue, reflects both local need and the character of nearby developments.
Previous planning approvals in the immediate area have supported similar forms of residential development, including a combination of houses and apartments along Portstewart Road.
