Plans Lodged To Transform Basement Of Ballycastle’s Historic Boyd Arms

Plans have been submitted for works at the Boyd Arms, 4 The Diamond in Ballycastle, including an application for listed building consent.
The proposal relates to the basement level of the B+ listed building and seeks permission for a change of use from storage areas to tourism rental accommodation.
The application includes the removal of two internal walls, the installation of partitions to create en-suite facilities, and the construction of a new staircase connecting the basement to the ground-floor bar area.
It also proposes using the open basement area as a smoking area and a beer garden.
A design and access statement submitted with the application confirms the building is located within the Ballycastle Conservation Area and occupies a position on The Diamond in the town centre.
The statement outlines that the basement areas were historically used as stables and yard space, linked to the building’s former use as a hotel serving guests of the nearby Antrim Arms Hotel.
The proposal includes the creation of three tourism accommodation units, comprising two one-bedroom units and one two-bedroom unit.
Planning documents state the aim is to bring underutilised storage space back into active use, with reference to planning policy, which highlights the importance of continued use in maintaining listed buildings.
The submission also notes that the site is within close proximity to town centre amenities, including hospitality businesses, transport links and cultural facilities, as well as Ballycastle seafront.
No changes to existing access arrangements or parking provision are proposed.
