Plans Lodged For New Poultry Shed Development In Garvagh

Plans have been submitted for a new agricultural development near Garvagh, proposing the construction of a broiler poultry shed with capacity for 25,000 birds.
The application relates to lands approximately 60 to 65 metres north-west of 122 Mettican Road and has been lodged by applicant Geoffrey Boyce.
According to the proposal, the development would consist of one poultry shed, two feed bins, two gas tanks, an underground wash tank, a concrete apron, an ancillary building, parking provision, and associated site works.
Planning documents state that the development is intended to support the “progression, modernisation and continual improvement” of the existing farm business.
The submission outlines how the proposal aligns with planning policies for agricultural development in the countryside, including Policy CTY 12 of Planning Policy Statement 21. It states that the scale and character of the proposed shed are typical of poultry units and comparable to existing farm buildings in the surrounding area.
The proposed structure would be located approximately 270 metres from the main road, accessed via an existing farm lane, and positioned adjacent to current farm buildings, including an existing poultry shed.
The planning statement adds that the site benefits from natural screening, with mature hedgerows and surrounding landform expected to limit visibility from the public road.
Regarding neighbouring properties, the documentation indicates that the nearest dwelling is approximately 400 metres from the proposed site, and no adverse impacts related to noise, smell, or pollution have been identified in the submission.
The proposal also addresses broader planning considerations, including integration with the landscape and the protection of rural character. It states that the development would sit alongside existing buildings, maintaining the established pattern of farm development and avoiding any significant visual prominence.
Supporting assessments submitted with the application indicate no issues regarding natural heritage, flood risk, access, or parking, with the development utilising an existing farm entrance and lane.
