A planning application has been lodged for a small residential development at 23a Queens Park in Coleraine, proposing seven detached homes on a brownfield site within the established neighbourhood.

The 0.275-hectare plot, which sits adjacent to the Coleraine Academical Institution playing fields, is described as gently sloping but largely level, mirroring the surrounding housing. Boundaries are formed by existing properties and the Queens Park road network, with the school’s open space lying directly to the north.

The scheme includes four two-storey dwellings and three two-and-a-half-storey homes, each with private gardens, garages and on-plot parking. Access would be taken from a shared surface leading onto Queens Park and onwards to Castlerock Road.

The application says the layout has been designed to protect the setting of the neighbouring listed school buildings and avoid any adverse impact on local views or residential amenity. Front doors and driveways would open onto the shared street, with gardens positioned to the rear to maximise privacy.

The applicant is INNGODWEE Trust.
