Planning Submitted For Nine-Home Development In Magherahoney

A planning application has been lodged for a small housing development on lands adjacent to Erinvale Park in Magherahoney, near Ballymoney.
The proposal, brought forward by applicant Seamus Gillen, outlines a mix of nine semi-detached and detached homes, each served by private driveways, including a shared laneway providing access to five of the properties.
The site, which backs onto Fivey Road, sits within the designated settlement development limit for Magherahoney. According to the Design and Access Statement, the land is described as a “vacant site in a secluded area”, bordered by mature trees along the Bush River and established hedging on Fivey Road, offering a natural degree of screening.
Plans show that the narrow, elongated nature of the plot has shaped the layout, with the development arranged in a single line to “engage positively” with existing housing along Fivey Road. The document notes that mature landscaping will be retained where possible, while new boundary walls and hedging aim to ensure the scheme blends with the rural character of the hamlet.
The proposal also acknowledges several site constraints, including poor visibility near the road junction and potential ecological considerations due to proximity to the River Bush. Planners will also assess the site in light of the area’s history of flood risk.
