Planning Application Lodged For 33-Unit Residential Development In Portstewart

A planning application has been submitted for a new residential development on a site spanning 4–6 Harbour Road and 3A–3G The Promenade in Portstewart.
The proposal seeks permission to demolish a number of existing buildings and replace them with a five-storey development comprising 31 apartments and two maisonettes. Of the apartments, 20 are designated as social housing.
According to supporting documents, the site is located close to the Promenade and Portstewart Harbour, within an area characterised by high-density residential development alongside some tourism accommodation.
The current buildings on the site are described as a mix of two and three-storey structures, some of which are partially demolished or derelict.
The proposed scheme includes ground floor parking and associated site works, with access retained from Harbour Road and surrounding routes. The development is designed to align with the scale and character of neighbouring properties, with multi-storey apartment buildings already present on either side of the site.
Planning documents state that the development would comprise 33 residential units and be situated within the designated town centre boundary of Portstewart.
Part of the site is zoned for housing under the Northern Area Plan 2016, while the remainder falls within the wider settlement limit.
The application indicates that 24 car parking spaces are proposed, reflecting the site’s location in the town centre and its proximity to public transport links.
Nearby bus stops are located approximately 60 metres from the site along the A2 route.
Previous planning permission had been granted in 2008 for a broadly similar development on the site, which included apartments, retail units and parking provision.
