Former Bushmills Guest House could Be Transformed Into Holiday Lets Under New Plan

A former guest house on Main Street in Bushmills could be given a new lease of life, if a planning application lodged with Causeway Coast and Glens Borough Council is approved.
The application, submitted by Ron Faia, seeks permission to demolish the flat-roofed rear section of 145 Main Street and carry out a sensitive renovation and extension of the 19th-century stone property.
Under the proposals, the building – which has stood vacant in recent years – would be converted into five self-contained short-term holiday let units.
A planning statement accompanying the bid describes the scheme as a “heritage-led regeneration initiative” designed to restore and enhance one of the village’s historic buildings.
It states: “This project represents a carefully considered intervention aimed at bringing this former guest house back into meaningful, economically viable use.”
The property, a 2½-storey detached building constructed from coursed rubble stone, once played a role in Bushmills’ long tradition of tourism. But after a period of underinvestment, it has fallen into disrepair.
The proposal argues that the scheme will help meet rising demand for “authentic, characterful tourism accommodation” while safeguarding the village’s cultural heritage and supporting the local economy.
It also claims the development aligns with the objectives of the Bushmills Conservation Area, balancing the conservation of architectural significance with the creation of high-quality visitor facilities.
If approved, the project would see the building’s historic frontage retained, while the rear would be modernised to suit contemporary use.
The planning statement continues: Although the site has no on-site parking, ample provision is made through: Site adjacent on-street parking along Main Street. Public car parks at Bridge Street (<100m), Elmwood Park (<200m), and a large park-and-ride facility nearby. The central location and proximity to transport and attractions reduce the need for car dependency.
The council will now consider the application.
