Planning permission has been granted for a new timber cabin manufacturing facility linked to Whiterock Cabins, with the development set to take place on lands close to 10 Wattstown Crescent in Coleraine.
The proposal will involve the construction of a factory designed to manufacture and assemble timber cabins for sale across the UK.
According to an accompanying Design and Access Statement, the site is currently a greenfield site featuring a field, a forested area, and a stream to the rear. Existing boundaries, made up of post-and-wire and Harris fencing, are to be replaced as part of the development.
The statement describes the location as land zoned for economic development and adds that the project constitutes an appropriate use of the site. It further notes that the proposal aligns with Planning Policy Statement 2: Natural Heritage, highlighting a focus on sustainable industrial activity while maintaining consideration for the surrounding environment.
Developers state that the facility will support environmentally responsible construction by producing renewable timber structures, while also making efficient use of land designated for economic purposes.
Access to the site will be provided via Wattstown Crescent. The statement indicates that the proposed access point is located at the end of the road and will not affect road safety, as it neither joins a protected route nor merges directly into flowing traffic.
Plans also include provision for staff parking to the rear of the site, alongside space at the front to accommodate parking and manoeuvring for articulated lorries.
In terms of design, the factory is proposed as a simple portal frame structure. The statement adds that the building will sit lower than a neighbouring medical supplies company to integrate with the existing landscape.
The development is expected to contribute to local economic activity while supporting the production of timber-based structures for the wider UK market.
