Plans Submitted For 32 New Social Homes In Ballymoney

A residential development has been proposed for a vacant town centre site in Ballymoney.
Mathewson Square Ltd has lodged plans with Causeway Coast and Glens Borough Council for 32 social dwellings on land immediately adjacent to 4–6 Linenhall Street.
The scheme – to be known as the “Linenhall Quarter” – includes 15 townhouses, two semi-detached homes and 15 apartments. Parking, landscaping and associated site works also form part of the proposals.
A long-derelict site
The 0.55-hectare plot is located within Ballymoney town centre and has been vacant since the former commercial and residential buildings were demolished around 2018. At present, the land is described as derelict and overgrown, bounded by hoarding.
It has been identified as an “opportunity site” within the Northern Area Plan 2016 and sits on the edge of the Ballymoney Conservation Area.
Planning history indicates that the site previously had approval for more than 70 apartments, along with townhouses and retail units.
Design and character
According to the design and access statement submitted with the application, the new proposal seeks to “enhance the character” of the town centre by redeveloping a brownfield site.
The buildings are designed to reflect the scale and form of surrounding two- and three-storey properties, while introducing what the developers describe as a “soft contemporary” architectural style to add identity to the prominent location.
The development would provide a strong frontage onto Linenhall Street, Charles Street and High Street – reinstating the urban presence once held by the site’s previous uses.
Private and public open space is also promised at levels “well in excess” of planning guidance, supported by new landscaping.
A gateway site
The design statement highlights the corner of Linenhall Street and Charles Street as a key town centre gateway. Developers argue the scheme would take advantage of this position, creating a focal point within Ballymoney’s historic streetscape.
Access and parking are proposed in line with the Department for Infrastructure's Road requirements. The site is within walking distance of public amenities, including the refurbished Megaw Park.
Next steps
The application is now under consideration by planners.
If approved, the development would mark a significant regeneration of one of the town’s most prominent derelict sites – and deliver much-needed social housing in the process.
